Article 1.
The holiday home can only be booked by transferring a deposit of 30% of the total rental price to the Zoute Exclusive bank account. The balance of the rental price must be paid 30 days before the start date of the rental period.

Article 2.
The tenant is obliged to pay a warranty for any damage to the property at least 30 days before the start date of the rental period. This warranty is based on the total rental price and therefore depends on duration and property.

Article 3.
The warranty will be transferred to the third party account of Zoute Exclusive and remains there blocked until refund to the tenant and / or after deduction of the cleaning costs and costs of any damage.
The tenant is obliged in the rental agreement to pay the surplus of any damage if it appears that the deposit is insufficient to cover the rental damage.

Article 4.
If no damage is found and the tenant has fulfilled his obligations, the rental deposit, less any cleaning costs or damage costs to be paid as mentioned above and less any excessive consumption costs, will be refunded to the tenant within 2 months after the end of the rental period.

Article 5.
a) If the tenant does not pay the balance of the rental price and warranty on time, Zoute Exclusive shall be entitled to continue renting out the accommodation and to retain the deposit as compensation.

  1. b) In case the tenant renounces the agreement for whatever reason, the tenant will lose the deposit if he renounces the agreement more than thirty (30) days before the start of the rental period. However, if the tenant cancels the contract for any reason less than thirty (30) days before the start of the rental period, he shall also be liable to pay the lessor the difference between the advance payment and the total rental, as damages.
  2. c) The tenant is advised to take out a cancellation insurance.

    Article 6.
    The tenant is not permitted to accommodate more persons in the rented property than the maximum number of beds stated in the tenancy agreement, subject to any other formal indication. The property is exclusively intended for occupancy on the basis of seasonal rental.
    Consequently, the tenant cannot make it his main residence.
    The tenant is not allowed to transfer his rights and obligations as a tenant, nor to rent out the property or make it available to third parties.

    Article 7.
    In case of double renting due to Zoute Exclusive, in consultation with the tenant, either an equivalent apartment / house will be made available to him and this at the same rental price, or the tenant will receive back his paid advance without deduction of any other costs.

Article 8.
The tenant must make good use of the rented property as a good family man. This means, among other things, that the objects that are part of the household goods may not be moved and that the house rules and/or regulations on co-ownership must be respected. Upon departure, the tenant is obliged to have the accommodation cleaned by Zoute Exclusive (in case of default, the costs will be deducted from the warranty). The tenant will immediately report any damage or breakdowns to Zoute Exclusive. The number of persons that may occupy the accommodation is determined either by the number of beds or by formal notice. The rented property may only be used as a family residence. Persons under the age of 21 must be accompanied by a parent throughout the rental period.

Article 9.
Properties with an existing inventory, the tenant is obliged to check its accuracy and to make his comments known in writing within 48 hours. The same applies to the cleanliness of the property.

Article 10.
The tenant is responsible for all damage he causes to the rented accommodation, including contents, as well as to the common parts and third parties.

Article 11.
If the rented property is on sale, the tenant may not remove the signs and posters and must allow a visit of the agency by appointment.

Article 12.
The check-in, check-out and handover of keys is done exclusively by a member of the Zoute Exclusive team.
Check-in will take place at 3pm at the earliest and check-out at 11am at the latest, unless otherwise agreed in writing between the parties.

Article 13.
Zoute Exclusive acts as agent for the owner and is authorized to perform the required legal acts, including signing the rental contract. Even if this office does not mention the landlord’s name, it will still act on behalf of the owner and this as a commission agent, whereby the owner undertakes to comply with and possibly ratify all contractual obligations arising from the lease.

Article 14.
Measures in connection with pandemics:
The tenant shall comply with all measures and applicable protocols adopted by the government and
the competent authorities.
